This checklist, for site use, provides a systematic approach to surveying of housing and is integrated with further guidance from BRE to enable objective assessment of house condition. The guidance has been published following a site investigation of 82 housing rehabilitation schemes carried out by BRE, which revealed the extensive scope of problems and deficiencies encountered in rehabilitation work and which indicated a need for coordinated practical advice on anticipating and overcoming the common faults encountered. Although intended for use in surveys of domestic traditional or rationalized traditional housing, including flats and maisonettes of up to four storeys, built before 1965, the checklist may also be relevant to the limited proportion of these dwellings which are of non-traditional construction. The book is structured as follows to promote a methodical approach to surveying, so that no key features or faults are overlooked: two main sections cover the external and internal surveys - for each, the book works systematically down through the building, commencing with the roof- each section is further sub-divided into building elements or features, each containing lists of faults to look for, drawing attention to rehabilitation issues which may need to be considered - at the end of many subsections there is a list of further investigations which may need to be undertaken- and a third section considers internal features which may occur in different levels in different properties (such as kitchens), those which need to be considered at all levels (such as services) and those which are not always present (such as rooms in the roof). The lists are not exhaustive and not all the checks are relevant to all properties, but if the relevant observations are made, the majority of faults and features should be identified. A series of appendices contain quick references to information in standards and other authoritative guidance documents, such as minimum joist and rafter spans and sizes, safety glazing requirements and plumbing rules.
